What is a Property Gift?
The Property Gift service that we offer is gaining popularity with many of our clients. The ‘Hiba’ process (Arabic word meaning ‘Gift’) enables first-degree relatives to transfer all or part of their property rights by means of a Gift transfer at the Dubai Land Department. We can represent both the grantor and or grantee of the Gift to take care of everything from start to finish.
Here is how we can help you:
- Add or remove names from Title Deeds in Gift Transfers between first-degree relatives
- Transfer Property rights to/from individual and corporate structures
- Apply for and collect Affections Plans and Valuation certificates from the Dubai Land Department
- Translate and attest birth and or marriage certificates at the U.A.E Ministry of Foreign Affairs
- Handle the safe transfer of the Dubai Land Department transfer fees & new Title Deed
Complete all paperwork with…
- The Developer – including facilitating payment of any service charges and applying for the No Objection Certificate (NOC)
- The Dubai Land Department – including representation at the final Gift Transfer of the property

The aim of this service is to remove the legal uncertainly and ambiguity present in old U.A.E laws that many people still do not fully understand. The process itself works out significantly cheaper than a normal sale/transfer at Dubai Land Department and is, therefore, a less-expensive means of protecting one’s assets as opposed to writing a will or leaving it up to the Dubai Courts to decide.
